1. Purpose
This Advertiser Policy establishes the standards governing property listings, sponsored content, display advertisements,
promoted services, and other commercial materials published through Soireenews Real Estate. Its purpose is to encourage
accurate advertising, protect Platform users, support equal housing opportunity, and reduce fraud, discrimination, copyright violations, and misleading property promotions.
2. Acceptance of This Policy
By creating, submitting, purchasing, managing, or authorizing an advertisement on Soireenews Real Estate, the advertiser agrees
to this Policy, our Terms and Conditions, Privacy Policy, Refund and Payment Policy, and any campaign-specific requirements
presented during submission. Advertisers acting for an organization confirm that they possess the authority to bind that organization to these requirements.
3. Advertisers Covered by This Policy
This Policy applies to property owners, landlords, sellers, developers, builders, real estate agents, brokers, property managers,
apartment operators, mortgage professionals, home-service providers, advertising agencies, and other persons or organizations
promoting property-related goods or services. It applies whether advertising is purchased directly, submitted through an account,
delivered through an advertising network, or managed by an authorized representative.
4. Advertiser Responsibility
Advertisers are solely responsible for their advertisements, listings, offers, claims, targeting instructions, landing pages, communications,
products, services, and legal compliance. Approval or publication by Soireenews Real Estate does not transfer that responsibility to us.
Advertisers must understand and comply with all federal, state, local, and international laws applicable to the properties, audiences, and services involved.
5. Authority to Advertise Property
An advertiser may publish a property only when the advertiser owns it or has valid authorization from the owner, landlord, brokerage,
developer, property manager, or another person with legal authority. We may request a listing agreement, ownership record, management
agreement, business record, government identification, professional license, or other reasonable evidence. Failure to provide
satisfactory evidence may result in rejection, suspension, or removal.
6. Identity and Business Verification
Advertisers must provide accurate names, contact details, business affiliations, addresses, and professional credentials. An advertiser must not
impersonate another person, hide behind a false business, use another professional’s license, or misrepresent a relationship with a property owner
or brokerage. Verification status does not constitute an endorsement or guarantee by Soireenews Real Estate.
7. Truthful Advertising
Every advertisement must be truthful, clear, and capable of reasonable support. Advertisers must not make false or misleading statements about
ownership, location, price, availability, size, condition, features, expected returns, legal status, neighborhood characteristics, financing, fees, or
transaction terms. Important qualifications must be presented clearly and must not be hidden in fine print, images, links, or later communications.
8. Complete Property Information
Property advertisements should include sufficient information for a reasonable customer to understand the offer. Depending on the property and
transaction, this may include the location, property type, sale price or rent, number of rooms, dimensions, availability, required fees, deposit,
lease period, major restrictions, and advertiser’s role. Advertisers must provide legally required disclosures and must not conceal material defects or conditions.
9. Current Availability
Advertisers must keep prices, availability, contact information, and property details current. A property must be marked sold, rented, under contract,
unavailable, or withdrawn promptly when its status changes. Advertisers may not continue promoting an unavailable property merely to
collect customer information or redirect inquiries to another offer.
10. Bait-and-Switch Advertising
An advertiser must not publish an unavailable, nonexistent, unusually low-priced, or misrepresented property to attract inquiries and then pressure
customers toward a different property or service. Any alternative property offered to an interested customer must be presented honestly
and without pretending that it is the original advertised opportunity.
11. Fair Housing and Nondiscrimination
Housing advertisements must comply with applicable fair-housing and antidiscrimination laws. Advertisements, audience selections,
eligibility statements, images, messages, and screening requirements must not communicate or implement an unlawful preference, limitation,
or exclusion based on race, color, national origin, religion, sex, familial status, disability, or another characteristic protected by state or local law.
This prohibition applies to direct statements, coded expressions, discriminatory photographs, selective audience targeting, exclusionary descriptions,
and instructions designed to discourage protected groups. Advertisers are responsible for ensuring that employees, agents, advertising agencies,
and automated systems used on their behalf follow these requirements.
12. Property Descriptions
Descriptions should focus on the property’s objective features, such as room dimensions, accessibility features, appliances, parking, outdoor areas,
renovations, nearby public facilities, and transportation options. Advertisers should not describe the preferred identity, religion, family structure,
nationality, race, age, sex, disability status, or other protected characteristics of an intended occupant. Phrases suggesting that a property is
unsuitable for children, particular nationalities, religious groups, or people with disabilities are prohibited where they violate applicable law.
13. Accessible Housing Information
Advertisers should describe verified accessibility features accurately and without exaggeration. A property must not be described as fully accessible
merely because it contains one accessible feature. Advertisers should identify known details such as step-free entrances, doorway widths,
elevator access, accessible parking, bathroom features, and permitted reasonable modifications when relevant.
14. Professional Licensing Disclosures
Real estate brokers, agents, property managers, mortgage professionals, appraisers, inspectors, and other regulated advertisers must maintain all licenses
required in the jurisdictions in which they operate. Advertisements must display the professional’s name, brokerage or business affiliation, license
information, office location, and other disclosures whenever required by law. An advertiser whose license is expired, suspended, restricted,
or geographically inapplicable must not imply full authorization to provide regulated services.
15. Prices, Deposits, and Fees
Advertised prices must accurately represent the amount reasonably available to customers and must not omit unavoidable charges in a misleading manner.
Advertisers should clearly disclose application fees, security deposits, association fees, mandatory service charges, commissions, taxes, recurring costs,
financing conditions, and significant price qualifications. A temporary or limited promotional price must identify its material eligibility requirements and expiration.
16. Financing and Mortgage Advertising
Advertisements involving mortgages, credit, interest rates, payment amounts, down payments, loan approval, refinancing, or investment financing
must comply with applicable financial-advertising laws. Advertisers must not guarantee approval, conceal material terms, advertise misleading
payment amounts, or describe a loan as government-approved without proper authorization. Required disclosures must appear clearly and close to the claim they explain.
17. Investment and Income Claims
Advertisements for investment property, land development, rental income, appreciation, or property-based business opportunities must distinguish
estimates from guarantees. Claims concerning returns, occupancy, future value, rental income, tax benefits, or development potential must have a
reasonable factual basis and identify important assumptions and risks. Advertisers may not promise guaranteed profit or risk-free investment unless the claim is legally and factually supportable.
18. Photographs and Videos
Visual materials must represent the advertised property fairly. Advertisers must not use images from an unrelated property or alter photographs
to hide defects, change boundaries, create views, add permanent features, or present unfinished work as completed. Images of models,
planned developments, artist impressions, virtual staging, or nearby attractions must be clearly identified when viewers could mistake them for current photographs of the property.
19. Artificially Generated or Modified Media
Artificial intelligence may be used for ordinary enhancements or clearly identified concepts, but it must not be used to create a materially false impression.
Digitally staged rooms, proposed renovations, future developments, simulated views, or generated architectural images must carry a clear disclosure.
An advertiser remains responsible for every claim communicated through generated or modified media.
20. Intellectual-Property Rights
Advertisers must own or possess permission to use all photographs, videos, music, floor plans, logos, trademarks, descriptions, graphics, and other materials
included in an advertisement. Content copied from another listing, photographer, brokerage, news organization, website, or social-media account without
authorization is prohibited. Attribution alone does not replace permission when permission is legally required.
21. Privacy and Personal Information
Advertisements must not expose private or unnecessary personal information belonging to owners, tenants, occupants, customers, employees, or other individuals.
Government identification numbers, bank information, private documents, access codes, children’s information, signatures, and unlisted telephone numbers must
not appear in public advertisements without lawful authority and a valid reason. Advertisers must handle leads and inquiries according to applicable privacy and marketing laws.
22. Tenant and Occupant Privacy
An advertiser must respect the privacy and legal rights of current tenants and occupants. Photographs or videos must not reveal private possessions, identity
documents, family photographs, medical information, security systems, or other sensitive details without appropriate permission. Advertisers are responsible
for obtaining any notice or consent required before entering, photographing, recording, or showing an occupied property.
23. Lead Collection
An advertisement designed to collect customer information must clearly identify the advertiser and the purpose of the collection. Advertisers may use leads only
for legitimate purposes connected with the offer or a use properly disclosed to the customer. Leads must not be sold, shared, added to unrelated marketing lists,
or used for discriminatory screening without appropriate notice, authority, and legal basis.
24. Landing Pages
A website or page linked from an advertisement must be functional, secure, and consistent with the advertisement. It must not contain malware, forced downloads,
deceptive buttons, hidden redirects, false countdowns, impersonation, or unexpected charges. The landing page must clearly identify the business and
disclose material conditions before requesting payment or sensitive information.
25. Prohibited Property Advertisements
The Platform does not permit advertisements for nonexistent properties, stolen property, unauthorized subleases, fraudulent vacation rentals, unlawful occupancy
arrangements, undisclosed timeshare schemes, deceptive foreclosure assistance, forged titles, illegal land sales, or property transactions prohibited by law.
We may also reject listings presenting an unreasonable risk to users, even when the exact conduct is not specifically listed in this Policy.
26. Prohibited Products and Services
Advertisements may not promote illegal goods, weapons, controlled substances, human trafficking, sexual services, fraudulent documents, hacking, money
laundering, pyramid schemes, discriminatory services, or other unlawful activity. Property listings may not be used as a disguise for unrelated prohibited products or services.
27. Property-Related Service Advertisements
Inspectors, contractors, movers, insurers, attorneys, photographers, cleaners, security providers, and other service advertisers must accurately describe their
qualifications, prices, experience, coverage area, insurance, and licensing. They must not claim government approval, guaranteed results, professional
certification, or affiliation with Soireenews Real Estate without documented authorization.
28. Sponsored and Native Advertising
Paid promotional content must be recognizable as advertising when its commercial nature may not otherwise be apparent. We may label content using terms such as
“Sponsored,” “Advertisement,” “Promoted,” or “Featured.” Advertisers must not remove, hide, or obscure those labels or present paid promotion as independent editorial reporting.
29. Political, Religious, and Advocacy Advertising
Soireenews Real Estate may restrict or decline political, religious, or issue-based advertising that is unrelated to property services or could
reasonably create confusion about our editorial position. Housing advertisers must not use political, cultural, or religious messages
to express unlawful preferences about potential occupants or buyers.
30. Testimonials, Reviews, and Endorsements
Testimonials and endorsements must reflect genuine experiences and must not be fabricated, purchased, altered, or presented without required disclosures.
A material relationship between an advertiser and an endorser must be disclosed clearly. Unusual results must not be represented as typical
when the advertiser lacks reasonable support for that message.
31. Competitive Claims
An advertiser making comparisons with another property, brokerage, platform, or service must use accurate and current information.
Advertisements may not misrepresent a competitor, misuse a competitor’s trademark, imitate another company’s identity, or publish unsupported claims of superiority.
Comparative statements must be capable of reasonable verification.
32. Ad Targeting and Audience Selection
Advertisers must use targeting features lawfully and responsibly. Housing advertisements must not exclude, discourage, or disadvantage audiences on a prohibited basis,
whether directly or through proxy characteristics. Soireenews Real Estate may limit targeting options for housing-related advertisements to reduce the risk of discrimination and support equal access.
33. Advertising to Children
Property transaction and professional real estate advertisements must not be directed primarily to children. Advertisers must not knowingly collect children’s
personal information through Platform advertisements without satisfying applicable parental-notice and consent requirements. Content designed to manipulate,
frighten, or exploit children is prohibited.
34. Malware and Technical Manipulation
Advertisements must not distribute malicious code, initiate unauthorized downloads, interfere with devices, collect information secretly, bypass security controls,
or manipulate Platform measurements. Artificial views, clicks, inquiries, impressions, reviews, or conversions generated through bots, click farms, scripts, or deceptive incentives are prohibited.
35. Advertising Placement
Payment for advertising does not guarantee a specific position unless the purchased package expressly provides one. Placement may depend on campaign settings,
property location, user searches, device type, availability, relevance, budget, and Platform design. We may label, resize, format, or reposition advertisements to
maintain usability and disclosure standards without materially changing the advertiser’s message.
36. Performance and Results
We do not guarantee that an advertisement will receive a particular number of views, inquiries, applications, offers, sales, leases, or financial returns.
Performance depends on factors such as market demand, property condition, location, price, content quality, competition, customer preferences, and advertiser responsiveness.
Estimated reach or performance projections are informational and are not guaranteed outcomes.
37. Advertisement Review
Advertisements may be reviewed automatically, manually, or through a combination of methods before or after publication. We may request corrections,
additional disclosures, verification, supporting evidence, or changes to targeting. Review and approval do not certify that an advertisement is accurate or legally compliant.
38. Rejection or Removal
We may reject, restrict, suspend, edit for formatting, reduce the distribution of, or remove an advertisement that violates this Policy, creates a legal or security risk,
attracts credible complaints, or could harm users or the Platform. Serious matters may result in immediate removal without advance notice. Less serious issues may be returned to the advertiser for correction.
39. Repeated Violations
Repeated, deliberate, fraudulent, or dangerous violations may result in the suspension or permanent termination of advertising privileges or the entire user account.
We may consider the violation’s seriousness, history, effect on users, corrective action, and willingness to cooperate. Creating another account to avoid enforcement is prohibited.
40. Refunds Following Enforcement
Advertising fees are generally nonrefundable when an advertisement is rejected, removed, or suspended because the advertiser violated this Policy, our Terms, or
applicable law. If we reject a compliant advertisement before delivering any paid service, the advertiser may be eligible for a refund under our
Refund and Payment Policy. Mandatory consumer rights remain unaffected.
41. Reporting Advertisements
Users may report suspected fraud, discrimination, copyright infringement, unauthorized property advertising, misleading claims, or other violations through
[reporting link or email address]. Reports should identify the advertisement and explain the concern with relevant supporting information.
We may investigate without disclosing confidential enforcement details or guaranteeing a particular outcome.
42. Cooperation With Investigations
Advertisers must cooperate reasonably with investigations concerning ownership, authorization, fraud, discrimination, intellectual property, payment disputes,
or user safety. We may preserve and disclose relevant records to payment processors, professional regulators, courts, law-enforcement agencies,
or other authorities when authorized or required by law.
43. Changes to This Policy
We may update this Policy to address legal requirements, new advertising products, emerging fraud methods, technological changes, or Platform needs.
The revised Policy will be published with an updated effective date. Continued advertising after the revised Policy takes effect constitutes acceptance where permitted by law.
